PRE-PRODUCTION PROCESS

Our in-house design team works through the design process one phase at a time,
creating a thoughtful, manageable and enjoyable experience. Construction cost
estimates are provided at the end of each design phase, ensuring that not only is the
design meeting expectations, but construction budget as well. The design process is all
inclusive – including multiple design options full permit documentation, interior design services, cabinetry design, and 3D renderings available upon request.

Consultation

  • Initial meeting on site
  • Discuss project goals, scope of work and preliminary budget
  • A proposal for design services will be sent within a week

As-Built Drawings

  • Site visit to measure and photograph existing conditions
  • As-built drawings are created and used as the foundation for design work
  • Existing floor plans can be used if available

Schematic Design

  • Multiple plan options presented, varying in scope and involvement
  • Preferred elements from each plan can be combined to create one “final” plan
  • In-house Preliminary Pricing for construction

Design Development

  • Additional notes & dimensions added to the plans
  • Exterior & interior elevations created, as required
  • On-site walk-through with Michaelson Homes team for Round 2 Pricing

Interior Design

  • O-site meeting with our interior designer to see the existing space, understand
    the desired aesthetic and review inspiration images
  • Mood boards are presented for each room, illustrating suggested selections for
    every required element
  • Careful coordination with our in-house estimators ensures that all suggested
    selections are within the allowance budget and are readily available products

Construction Documents

  • Final drawings created for permitting & construction
  • Fixture & finish selections with the Interior Design Team
  • Round 3 Contract Estimate based on final permit set & selections
